Emmett is the seat of Gem County, set in a valley along the Payette River north of Middleton and the Treasure Valley floor. It is known for its orchards and the Cherry Festival. Housing includes older homes near downtown, mid-century neighborhoods, manufactured homes, and many rural properties with wells and septic systems in the surrounding valley and benches. Because it is farther from Boise, response times from restoration companies may be longer than in Boise or Nampa.
Inside city limits, rebuild permits go through the City of Emmett. Rural properties go through Gem County. Septic repairs are handled by Southwest District Health. If floodwater reached your well, test the water before drinking it. Check any contractor's registration with the Idaho Division of Occupational and Professional Licenses (DOPL) before you sign.
For outbuildings, shops and barns on rural properties, check how your policy covers "other structures." It is often a separate, lower limit than the main house. If a fire or water loss reaches a shop or barn, list it separately and photograph its contents. For orchard or farm equipment, you may need a farm policy rather than a homeowners policy.
Requests come from Emmett, Letha, Sweet, Ola and surrounding Gem County areas.
Many homes around Emmett heat partly with wood. Creosote builds up inside chimneys and stovepipes, and a chimney fire can crack the flue and send smoke and soot through the house even if flames never get out. Signs include a loud roaring sound, dense smoke and flakes of creosote in the yard. After any chimney fire, have the chimney inspected before using it again. Smoke from a stove that backdrafts leaves a sticky residue that needs professional cleaning rather than wiping. Gem County's location between the Treasure Valley and the mountains also means smoke from summer wildfires can collect in the valley. For heavy ash or a lingering odor, see the smoke damage guide.
