Meridian, in Ada County, grew from a small farm town into one of Idaho's largest cities in about three decades, so most of its homes were built from the 1990s on. That means a lot of two-story houses with upstairs laundry rooms and bathrooms, slab and crawlspace foundations, PEX or CPVC plumbing, and finished living space over garages. Older homes and small commercial buildings sit near the original downtown along Main Street and around Meridian Road.
The age of the housing changes what typically goes wrong. In newer construction, the problems are usually failed connections rather than worn-out pipes: a washing machine hose that bursts on the second floor, a supply line under a vanity, a water heater in the garage, or a refrigerator ice-maker line. Water from an upstairs leak travels down through ceiling drywall and light fixtures, so a "small" leak can damage two floors.
Drying and cleaning usually do not require permits. Rebuild work such as structural, electrical, plumbing or HVAC repairs generally does, and inside city limits that goes through the City of Meridian's building division. If your address is in unincorporated Ada County, permits go through Ada County Development Services. Ask who will pull the permit, and look up the contractor's registration with the Idaho Division of Occupational and Professional Licenses (DOPL) before you sign.
With two-story leaks, damage often shows up in places you would not connect to the source, such as a ceiling, a closet below or cabinets. Photograph the leak and the path the water took, and list every affected room when you report the claim. Damage you discover later can usually be added, but it is easier when the adjuster sees the whole path from the start. If you have an HOA, check whether the master policy or your own policy covers shared walls or exterior components in townhomes.
Requests come from across Meridian, including the downtown core, neighborhoods along Eagle Road, Chinden, Ten Mile and Locust Grove, and the areas south of I-84 toward Kuna.
