Middleton is a growing Canyon County city between Star and Caldwell, along the north side of the Boise River with Willow Creek running through the area. It still has an older small-town core, but much of its housing is newer subdivisions, with farmland and acreage on the edges. Its position along the river and creek is the main thing that sets its water risks apart from neighboring towns.
Inside city limits, rebuild permits go through the City of Middleton. Outside the city, they go through Canyon County Development Services. Septic repairs are handled through Southwest District Health. If floodwater reached your well, test it before drinking the water. Look up any contractor's registration with the Idaho Division of Occupational and Professional Licenses (DOPL).
If you live near the Boise River or Willow Creek, check whether you have flood insurance. Standard homeowners policies generally exclude surface flooding and groundwater seepage. National Flood Insurance Program policies usually have a 30-day waiting period before they take effect, so buy before the spring runoff, not during it. Plumbing leaks and burst pipes are a different matter and are usually covered under your homeowners policy.
Requests come from Middleton's town center, newer subdivisions, river-adjacent neighborhoods and rural properties toward Star, Caldwell and Emmett.
Because so many Middleton homes sit on crawlspaces near the river, crawlspace water is one of the most common problems here. Standing water has to be pumped out first, then wet insulation between floor joists usually has to come down, and the space is dried with dehumidifiers and air movers until the wood moisture readings are back to normal. A new vapor barrier is laid once it is dry. If groundwater is the source, drying will not hold until the water table drops, so a sump pump or drainage fix may be part of the solution. Ask the contractor to show you moisture readings at the start and the end, and keep those records with your insurance file. Skipping proper drying is how a crawlspace leak turns into a mold or wood-rot problem a year later.
